Home/Landlord services
Property investment and ongoing management
For owners who hold one property or a portfolio: what letting and management covers, what it costs to agree, and what we report back.
Inspected, not assumed
Every property carries a written condition record with dated photographs, so there is a factual account rather than a memory.
Quoted before work
Repairs above the agreed threshold are quoted to the owner before the contractor is instructed.
Records in one place
Rent, statements, inspection notes and repair invoices stay in the same file rather than scattered across email.
Taking the day-to-day off the property.
Owning a rental property means tenant communication, inspections, repairs and rent administration, on top of whatever else you are doing. Our management line covers those, so the property keeps running without you chasing it.
Everything is scoped per property or per agreed service level and priced in euros, confirmed in writing before work starts. We do not quote investment returns, and nothing here should be read as financial advice.
What management covers
Property inspections
Scheduled visits with a written record of condition, so problems are found early and there is a dated account of the property.
Maintenance coordination
Repair requests triaged, quotes obtained, contractors instructed and the owner informed of cost before works where possible.
Rental administration
Rent collection, statements and records kept in one place, with arrears followed up rather than left open.
Tenant communication
Tenants have one point of contact for the life of the tenancy instead of being passed between offices.
Move-in and move-out
Condition recorded at both ends, key handover arranged, and utilities and deposit handled in line with the agreement.
Handover at the end
Check-out coordinated, deposit position explained and the property handed back with the condition record attached.
Agreed per property, confirmed before it starts.
Management is quoted per property or per agreed service level. We set out what is included, what is charged separately and how often you will hear from us.
- Rental income is a matter for the individual tenancy agreement, not a target we quote against
- Repairs above an agreed threshold are quoted to you before the work goes ahead
- Reporting on a regular cadence, plus anything urgent as it happens
