Terms of service
What we agree with owners and tenants, how prices are confirmed, and how to raise a problem.
About these terms
These terms cover use of this site and the general basis on which we let and manage property. The specific terms of any tenancy or management agreement are set out in the written agreement for that property, which takes precedence over this page.
Renting a home
- Rental figures, deposit, term and the responsibilities of each party are set out in the individual tenancy agreement.
- An application is assessed against the criteria agreed with the owner at the time.
- Nothing on this site is an offer of a specific property at a specific rent.
Property management for owners
- Management work is scoped per property or per agreed service level and priced in euros, confirmed in writing before it starts.
- Work above an agreed cost threshold is quoted to the owner before it is instructed.
- We report to owners on the cadence agreed for the property, and urgently as things happen.
No investment promises
Nothing on this site is financial, investment or tax advice, and nothing here is a statement of expected rental yield or capital growth. Any figure discussed is specific to one property and is confirmed in writing for that property only.
Cancellation and changes
Where you are a tenant, cancellation or early termination is dealt with under the tenancy agreement. Where you are an owner, either side can end a management arrangement on the notice period set out in that agreement. Any fee due on cancellation is the one stated in the agreement.
Our responsibilities
We are responsible for doing the work we have agreed to do, with reasonable skill and care, and for keeping records of it. We are not responsible for matters outside the agreed scope, and we cannot guarantee a particular rental level, tenant outcome or property value.
Complaints
If something has gone wrong, email support@mgmproperty.services with the property or tenancy reference and what has happened. We will acknowledge it and tell you what we are doing about it.
Governing law
These terms are governed by the law applicable at our registered address, which is in England and Wales. Where a tenancy agreement states a different position, that agreement applies.
